Collection of the rent from the tenant at the beginning of every month

Maintaining a professional relationship with both tenant and investor
Ensuring that any minor remedial work is carried out quickly and sensibly
Acting as the investors ‘eyes and ears on the ground’
Pre-Closing Inspection
Conducting a full inspection of the property and creating a detailed report with photographs and description of any items that need to be remedied before closing
Accountancy Support
Making sure the right package is set up for each client and tax returns are filed yearly, including ITIN applications
Property Tax
Ensure that this is paid in a timely manner and negotiating with the tax appraiser on any discrepancies
Property & Liability Insurance
Set up appropriate and best value policy with the right coverage and yearly renewal
Communication
Provide regular updates to clients, act as the clients advocate and ensure immediate responses to any client request
Ongoing Inspections
Visit each owner’s property, report on condition, provide photographs
Leasing Negotiation

Face to Face Contact
